How we calculate your range
Local 2026 installed costs. Each space is priced from installed-cost tables (labor + materials) for St. George / Washington County, checked against 2026 local cost guides and contractor pricing. Your answers pick the line items; the range shows a typical spread around that number.
What's included: labor, materials for the finish level you chose, standard prep, debris removal and the scope described on each option (for example, roof tear-off and underlayment, or base prep and forms for concrete).
What's not included:
- Hidden conditions: rot, damaged roof decking, stucco or drywall repairs, mold, outdated wiring or plumbing
- Engineering, design or HOA fees, and major permit or impact fees
- Appliances, furniture and specialty items you buy yourself
Why the price can change after the walkthrough: we measure exactly, see what's behind walls and under roofs, confirm code and permit needs, and lock in your selections. Then you get a written, itemized proposal. That proposal is your price.
